I think you definitely need to get a new boiler asap. You'll be paying a fortune for frequent repairs on that old Baxi.
Plus 1 again for Worcester Bosch, worth paying the bit extra for. 👍

Fortunatey I have boiler Insurance contract with Domestic & General who send Baxi Engineers due to the nature of my boiler that gives me a free service so each call out is free - at least so far., I just pay £27.03 pcm.

I have two replacement quotes in hand at the moment.

Ted, you have had more than your fair share of boiler problems, think I would “boiling” by now! Looking forward to hearing that you have replaced it for something a tad more reliable. Hope you get sorted!🥶

Sorry for posting this , it must be getting boring to read, heating engineer from Baxi came yesterday, young chap, here for about 30 mins, said it was fixed, for some reason wanted to see my gas meter, took photo of meter, stopped working 3 hours after he left.

I rang Domestic & General at around 4.00 pm (Tues 28th Jan) who after a manager became involved agreed to send an engineer today, great bloke came today who sighed loudly when I described who had fixed it yesterday.

I was advised that a number of parts needed ordering including the black box (very bottom right of the new photo iirc) , to fit them the system will need draining, water pipes disconnecting,  boiler taken out of the recess , two man job, they will get back to me when parts in stock. Heating worked for about 3 hours then stopped again (as advised/expected), same error codes as previously.

Condensation system has leaked into the base.

Last year the liquid wet the plaster on each side so I had to re-paint it.

Boiler  definitely being replaced in the spring / summer.

Contacted Baxi today 31/Jan, 11 parts n order waiting for 1 part a pack of 6 washers, no timeline for the repair available at the moment.

Two Baxi Heating Engineers arrived at 8.00 am, system drained, fire place  surround had to be removed this time to remove the boiler as it would not come out. New sump tank fitted, various seals/washers replaced, sump pump & level switches were replaced a couple of weeks ago.

All done by 11.00 am, now working, hopefully it will stay working for the rest of the winter so we can sort out a suitable alternative for May 2025.
