Your lucky. Some of the fires are attached to the boiler. The flue gases usually go up the centre tube with air drawn in around it via the outer pipe. It's safer that way , if the flue pipe leaks it goes into the incoming air instead of possibly into the room. It can also be detected by flue gas analysis. Some have two separate pipes. They were a horrible thing to fit

That makes sense for safety.

The plumber who installed the BBU HE did not use the front fire to rear boiler cable wire attachment system.
He used a wide velcro on the fire & hearth, it sounded a bodge at the time but works well, you can remove the front fire & move it away from the boiler without having to disconnect the power cable.

My original Baxi Bermuda back boiler/gas fire was like that, not condensing so it was super reliable. It never broke down in over 25 years , I replaced it when it started kettling quite badly, not as efficient as the later condensing type. The original central heating was installed by the builder, it was a Baxi Bermuda Back boiler with a wooden surround to the gas fire front. That boiler lasted from 1968 to 1987, replaced due to a corroded heat exchanger for a modern version of the same boiler/gas fire front  that lasted from 1987 to 2014. At the time I could afford the new boiler but not to convert from Primatic to a fully pumped system, had I done so it would probably have lasted even longer.

This is the boiler behind the electric fire with the front cover off, the condensate tank has been removed, hence the gap lower left,revealing how corrosive the water is as it has overflowed into the base of the boiler..

That corrosion is nearly always there on those boilers. Condensate is always slightly acidic, which when it spills, will corrode the steel rapidly.

Blimey that's full of corrosion particles no wonder it's packed in. Something inside your boiler is rotting away and it's been washed out by the condensate. When's the last time the burner was stripped out.

It's been serviced by a Baxi Engineer for the last 6 years, he takes about 45-60  mins to carry out the service, I've never watched him. I have no idea if he stripped out the burner, he fitted a complete heat exchanger in Jan 2024.

My original installer who did the previous services was in & out in under 15 mins, he just plugged in his laptop and printed off  some gas readings for O2,CO & CO2.

Well it's getting ridiculous now, heating packed up yesterday.
Error code E110 the E158 both condensate faults, Baxi are coming tomorrow.

I'm minded to give up and have a new boiler later this year.

I did wonder if the issue could  wiring loom/contact related assuming they have such a thing, might be poor contacts can affect the life of the level switches.

I fixed Baxi stuff for years and I can tell you now, that boiler has design faults that Baxi won't admit to. They always do that and so do most other manufacturers. If you can afford to, get rid of it. The Baxi/Main floor standing range, which had almost the same innards, suffered the same problems and they have discontinued them now.

They get bunged up with condensate crud that the pump and switches can't handle.

After having had a Baxi Gas boiler since 1984 I'm giving up on them.
I'm thinking of a Worcester-Bosch as a replacement, came top in Which Magazine, we don't use our back bedroom much so it will end up situated in there most probably.

Different engineer has just fixed it, the new pump (fitted 2 weeks ago) was not pushed  fully home allowing a condensate issue to stop the boiler.

If you are considering a new boiler I can recommend the Worcester Bosch. Ours has been installed for 7 years with only one issue…the pump failed about 4 months ago.

The boiler has just failed again this afternoon same error code E110, it worked for almost 3 hours!!

I've started to reach out for some quotes to replace the boiler ideally in April or May.
